Host Terms

Who can publish

A listing can be published by an adult who is entitled to rent out the property.

MASPIO does not check ownership or permits. Responsibility for the legality of renting rests entirely with the host.

Accurate listings

• Photos must show the property that is actually offered.
• Price, capacity, number of bedrooms and amenities must be stated honestly.
• The address and the map point must match the real location.
• Keep the information up to date.

Listing review

Every new listing is checked by a moderator, including listings of hosts whose earlier listings were approved. Republishing an already reviewed listing happens immediately.

A moderator may return a listing for correction with an explanation of what to fix.

Significant changes to an already reviewed listing — title, descriptions, photos and video, property type, address and map point, host name, information for the Nino assistant, and the description, amenities and photos of published room types — are also reviewed. Until they are approved, guests see the previous version of the listing. Price, capacity, property amenities, stay details and the calendar change immediately.

Host terms are accepted online: when signing up or before the first publication of a property. When the terms change, the new version must be accepted before creating properties and tours, publishing listings and significant changes, changing prices and paid services, and launching a website; viewing, bookings, messages, support, documents and account deletion remain available without it.

Working with requests

• Answer requests quickly: the guest is waiting.
• Do not confirm dates you are not ready to provide.
• Block busy dates manually when a guest arrived through another channel.
• Do not ask for prepayment through the platform: MASPIO does not accept payment for stays.

Plans

The first property and its MASPIO Sites website are published free of charge. Each further property needs a one-time placement right; the price is shown on the List your property page. Real payments are not connected yet, so the right can only be obtained with test points.

MASPIO may charge the host a booking commission. Its rate and conditions are set by the commercial policy in force; the applicable rate is shown to the host in the cabinet under Finance / invoices for each booking.

No commission is charged now: the commercial model is not enabled, and no commission appears in invoices.

Some platform services are currently paid with test points (TEST). Test points have no monetary value; they cannot be withdrawn, transferred or exchanged for money.

Tours and MASPIO Sites websites

A tour is published after a moderator review. An organiser with an active account can send a tour, including without a confirmed identity. Approval of a tour does not mean that the organiser's identity or qualifications were checked: if the identity is not confirmed, the guest sees a warning and confirms it before the request.

A MASPIO Sites website is published after a moderator review. The moderator may return the website for changes or suspend it. A website can be removed by a request from the cabinet; the administration decides on it. When the account is deleted, the website is deleted with it.

Taxes

Taxes and reporting are the host's own responsibility under the law of the country where the property is located.

Guest reviews

Only a guest with a completed stay can leave a review. A host cannot delete a review but can report one that breaks the rules.

Suspension and blocking

We may hide a listing or block an account when the information is inaccurate, justified complaints arrive or the terms of use are broken.
